Residential Sales and Marketing Manager

Location London office at 5 Aldermanbury Square, EC2V 7HR/ Hybrid 3 days on-site
Level: Mid Management

What we need from you

  • To deliver sales of individual units of the TT residential development portfolio pipeline consisting of approximately 200+ units over the next 2 - 3 years across three developments. With a wider portfolio of upcoming projects across the group’s assets in the long term.
  • Work closely with appointed agents on pricing of schemes and sales and marketing strategy to launch developments off plan and maintain sales growth and momentum through to completion.
  • Work closely on the marketing and branding of each individual scheme ranging from brochure creation, hoarding, websites, social media.
  • Design and implement specification on each development which ties in with the price point and target market.
  • Dealing with setting up of leases with our solicitors and liaising with both sets of solicitors (seller/Buyer) for sales progression of reserved units on ongoing/future schemes.
  • Work with Management consultants and managing agents to set up service charge budgets and effective management strategies for upcoming developments.
  • Effectively assist in overseeing process of post completion in terms of Aftercare and Managing agents.
  • Supporting Development Managers with development consultancy advice on a range of planning applications on residential and mixed-use schemes.
  • Supporting the New Business department with sales and or development consultancy advice on potential large portfolio acquisitions.
  • Asset management of various buildings being Let out on ASTs across the TT portfolio.
  • Supporting the business on new acquisition opportunities and bids, with AUV residential pricing.
  • Entrepreneurial capacity to shape a small team in a fast-evolving residential sales market.
  • A significant future development pipeline is progressing through the BT portfolio, creating a requirement for Sales, Marketing, and Development Consultancy advice.

What skills you’ll bring to us

  • Extensive knowledge and understanding of Sales market and values across London and beyond.
  • Strong understanding of property fundamentals.
  • New Homes Sales experience working for either/or both a house builder or mainstream agency who specialise in selling off plan residential units.
  • Development Consultancy experience is preferred.
  • Ability to use initiative and confidence with making decisions.
  • Ability to prepare concise reports with a high degree of accuracy.
  • High level of IT literacy and numeracy including an ability to understand and interpret cashflows.
