Projects Director

What you’ll be doing

The Development and Disposals team at TT Group is looking to recruit a new Projects Director to lead the delivery of their diverse and exciting development pipeline. We are looking for an accomplished project manager and business leader who will take responsibility for the delivery of all construction and commercial activity for projects across the UK.  TT Group is a seasoned developer with a track record of transforming brownfield sites into primarily residential-led developments. They actively seek development opportunities, primarily in London and the Southeast, with the ability to transact quickly as cash buyers.  You will be based at our exceptional London office, with some home-working alongside visiting sites.

What we need from you

We are looking for a senior leader with a track record of delivering high value residential and commercial projects.  You will be:

• Responsible for all aspects of the delivery strategy from initial designs and procurement through to construction, commissioning and handover.
• Responsible for procuring all technical due diligence reports to support any planning or disposals activity undertaken.
• Act as the main commercial point for any major works undertaken on service contracts across the Group.
• Ensure all corporate, statutory and regulatory requirements and authorisations are fully in place and in accordance with project programmes.
• Drive best practice, quality and service excellence across the delivery team.
• Ensure all health and safety requirements are managed and delivered effectively and contribute as a member of the TT Group H&S Committee.
• Manage the budgetary milestones for each project and drive commercial efficiencies wherever appropriate.
• Oversight and management of the negotiation and appointment of external consultants and construction contracts.
• Operational authority for any escalated issues arising from delivery programmes.
• Strategic input to the senior leadership team to ensure the delivery of the development pipeline, from project inception to completion. Reporting in the Steering Group meetings and contribute to Investment Committee / Board papers as needed.
• Be the interface between the project team and Group Board ensuring accurate reporting and technical oversight to manage key investment milestones and allow effective decision making.
• Develop positive working relationships across the leadership team and key JV partners.
• Develop and implement detailed delivery programmes considering all phasing requirements and key project milestones.
• Be the champion for quality and best practice.
• Provide input to development viability assessment and understand / manage key technical / engineering challenges for each project.

Reporting to the Development Director, you will be responsible for ensuring projects are delivered within programme, to the highest quality and within the commercial parameters defined by the investment strategy.  You will:

• Manage key stakeholder relationships (both internal and external), be the appointing authority for external consultants and JV partners and ensures the timely / accurate flow of programme and commercial information across the development lifecycle.
• Drive project and commercial excellence across the development pipeline and support scheme optimisation and value engineering, as well as help shape the structure of the projects team to manage the significant workload anticipated with the hand-back of buildings from the BT Estate.

What skills you will bring to us

• Extensive experience in the management and delivery of residential-led projects (new build and refurbishment) with a strong emphasis on delivery, programming and commercial consideration throughout the construction phase (including high rise developments).
• Experience of working with a variety of contract forms including traditional, design and build and construction management.
• Financial oversight for all key commercial milestones.
• Comprehensive understanding of the lifecycle of a development project from inception to completion.
• Demonstrable experience in scheme optimisation and value engineering.
• Experience of cost management, procurement and reporting of commercial metrics.
• Assessment and appointment of external consultants.
• Production of project reports for internal stakeholders and JV partners.
• Leadership of project delivery and commercial teams (internal and outsourced).
• Strong negotiation, analytical and communication skills.
• Experience in developing/delivering strategies.
• Broad knowledge of the residential and commercial/mixed-use property markets and in-depth knowledge of the technical aspects of the construction process.
• Accomplished presentation skills and a track record of managing key stakeholders - both up and down the chain of command.
• Team and customer focus (local authorities, communities, buyers, NHBC, JV partners etc.).
• Strong commercial acumen and financial literacy.
  MCIOB, MICE or MRICS.
